An old stone house for sale within walking distance (15 minutes) to the historical center of Kotor. The house is located right on the first line of the picturesque Bay of Kotor, its main facade faces the sea. In front of the house there is a parking for 2 cars, which can be expanded at the expense of the adjacent courtyard, if desired. The house also has a terrace with a covered veranda and a kitchen for a restaurant located on the ground floor of the house. There are two orange trees in the courtyard.
The house has three floors with an attic. The total area of the house is about 300 sq.m, the plot is 291 sq.m. The ground floor used to be a restaurant, the kitchen is equipped with everything necessary to serve the customers of a full-fledged restaurant.
The upper floors can be reached via an external stone staircase. There is one 55-60 square meter apartment on each floor with two bedrooms, two bathrooms and a kitchen-living room overlooking the bay. The ceiling height in the apartments is 2.6 meters.
The attic consists of one large room with a separate bathroom with an entrance from the landing and an attic overlooking the bay.
If desired, each of the apartments can be divided in half into two hotel rooms.
A reception can be placed in the restaurant on the ground floor, while retaining enough space to work as a restaurant or cafe in a mini-hotel. The most promising use of the house in this case would be a boutique hotel.
The location of the house has an advantageous geographical location, as it is located close to 3 airports (Dubrovnik, Podgorica and Tivat). The city itself has absolutely all the necessary infrastructure for a long life: there are shops, pharmacies, high-status restaurants and numerous cheap cafes. And right next to the city walls is one of the most famous coastal food markets, which offers a huge range of meat, fish, vegetables and fruits, dairy products produced directly in Montenegro.
The Kotor region is included in the UNESCO World Heritage List and includes the inner Boka Kotor Bay (through the Verige Strait) with surrounding mountains, as well as the cities of Risan and Perast. The islands of Sveti Djordje and Gospa od Skrpiela also belong to the World Heritage Site. In July 2000, Boka Kotor Bay (the only one on the Mediterranean coast) was included in the list of the twenty-five most beautiful bays in the world.
