1. The Asset: Hotel Pauline

  • Location: The center of the state-recognized climatic health resort of Bad Wildbad, in the state of Baden-Württemberg, Schwarzwald (the Black Forest, Western Germany).
  • Total Building Area: 3,408 m².
  • Land Plot Area: 4,293 m².
  • Number of Rooms: 42 rooms (31 fully renovated between 2018-2022, 11 with cosmetic repairs).
  • Infrastructure: A restaurant (74 seats) with a winter garden , a bar (20 seats) , a conference hall (50 seats), a summer café, a private villa, and a landscaped garden.
  • Condition: The property has undergone a complete renovation, including the replacement of all engineering systems (heating, electrical, ventilation). 31 rooms are equipped with new furniture and appliances.

2. Market and Competitive Advantage

The local hospitality market consists mainly of outdated, family-owned hotels from the 1970s that have not been renovated and lack modern event infrastructure.

"Pauline" is the only modern hotel complex in the city, which grants it a monopoly position in the segment of high-quality accommodation and business tourism.

3. Investment Model

4. Deal Structure and Your Guarantees

We have developed a completely transparent and secure structure, to be notarized in the main contract, to fully protect your investment.

  • Selling Price: €3,350,000.
  • Payment Stages:
    • A 5% security deposit upon signing the preliminary agreement.
    • A 45% first payment within 30 days of signing the main contract.
    • A 10% second payment within 120 days of signing the main contract.
    • A 40% final payment is made after the completion of all works, from which your guaranteed income for the first year is deducted.
  • Transfer of Ownership: The title of ownership is transferred to you immediately after the Seller receives the first payment of 45% (in addition to the 5% security deposit), with a property lien in favor of the Seller until full payment is made.
  • Turnkey Guarantee: After receiving the first payment of 45%, the Seller is obligated to complete all construction, finishing, and outfitting of the hotel at their own expense within 330 days. You will receive a 100% operational-ready property.
  • Your Guaranteed Income: Your guaranteed income for the first year, amounting to 8% of the total contract sum (€268,000), is deducted from your final payment. You receive it upfront, which completely eliminates your risk. At the end of the second year, the Management Company is also obligated to pay the new owner a guaranteed income of 8% from the hotel's operational revenue.
