Castle for sale in Umbria, Terni, San Venanzo

The exclusive property for sale in Umbria dates back to the 12th century and still retains an unparalleled charm, enriched by centuries of lived history. The village is located in Umbria, on the border with Tuscany and Lazio, on a hill 427 meters above sea level. The entire village and the buildings of the agricultural estate should be properly restored to revive the history and vast cultural heritage of the area. The Borgo complex comprises nine properties with a total area of approximately 3,310 square meters, plus additional volumes from the restoration of four farmhouses located near the main buildings. All properties feature traditional stone and brick facades. Inside, many walls are frescoed, and there are prestigious finishes, with wooden beams and distinctive ceramics. Some buildings are currently in good maintenance condition, while those more distant require reconstruction. A potential restoration of the prestigious Borgo il Pornello would benefit tourist revival, as has already happened in the recent past with the restoration of other nearby properties. The agricultural sector is currently divided into three main areas: organic Chianina cattle breeding; about 12 hectares of land dedicated to olive oil and wheat production; and finally, approximately 280 hectares devoted to rotational timber production.
Under review.
The entire agricultural village requires significant renovation work. In the most prestigious part of the village, only restoration work will need to be carried out, thereby enhancing the ancient frescoes present.
The entire village is perfectly suited for a tourist accommodation business, aimed at the revitalization of an entire urban area of great historical and cultural significance. The possibility to create suites, apartments, and entire farmhouses of the highest quality to be introduced into the thriving and profitable rental market would meet the needs of a broad segment of the market. The idea of bringing traditions and customs from the past back to life—also with the help of local residents—through historical reenactments, dinners, and horseback excursions in the beautiful countryside surrounding the village is truly captivating. Certainly, the area that will require the most attention is the enhancement of agricultural activities, the true and sole source of livelihood for the local population. Through an amortization plan, it will be possible to train and modernize this fundamental agricultural sector to achieve useful results over a medium to long term period.
Situated in a pristine natural setting, in a central position between Rome and Florence, the village is located within a vast area known for renowned thermal centers such as Fonteverde in San Casciano dei Bagni, as well as sites of artistic and cultural interest. Just a few minutes by car is the Monte Peglia Natural Park. In just over half an hour, you can reach Monteleone, Città della Pieve, Orvieto, Lake Bolsena, Bomarzo, Volterra, Perugia, Spoleto, Assisi, and within an hour and a half, Montepulciano, Montalcino, Pienza, and Siena. The Tyrrhenian coast, near Grosseto (Uccellina Park and Monte Argentario), is about two and a half hours away. For highway connections, the property benefits from the A1 motorway with the Fabro exit and the E45 with the Marsciano exit. For rail connections, both Fabro and Chiusi stations are accessible, the latter being a major hub on the Florence – Rome high-speed railway line. The nearest airport is Perugia.
The entire complex is properly registered in the land registry.
