This agrotouristic complex is located in the Montepulciano area, in a place called Cervognano, south of Siena. This is the very heart of one of the most ancient and valuable wine regions of Tuscany. The property occupies a panoramic location surrounded by vineyards, olive and fruit trees. This corner of Tuscany still has untouched nature with diverse flora and fauna.

The property covers an area of approximately 11.6 hectares, of which 1.7 hectares are occupied by the vineyards of Nobile di Montepulciano, about 6.5 Hectares by the vineyards of Rosso di Montepulciano, and the rest is occupied by an olive grove (about 250 trees), an orchard (about 120 trees: apples, pears, plums, apricots, fig trees), a truffle zone and a well-kept garden around the buildings, fenced with hedges.

The main building of the agrotourism with an area of 390 sq.m. is located on two floors. It accommodates 6 bedrooms (12 beds), 6 bathrooms, a living room with a kitchen, a spacious lounge for relaxation, a billiard room and 2 large fireplaces.

The bedrooms on the second floor have either air conditioning or ceiling fans. Work has already been agreed and planned to create bathrooms in each bedroom. Now the complex has only 2 bedrooms with private bathrooms. This building is in excellent condition.

The caretaker's house with an area of 90 sq.m. is located on two floors and accommodates a kitchen with a pantry, a bedroom, a bathroom. Spacious built-in furniture. This house can be used to increase the tourism business.

The main house of the owners with an area of 185 sq.m. is also located on two floors and includes 3 bedrooms, 3 bathrooms, a living room and a spacious kitchen with a pantry.

The cellar has an area of 120 sq.m. it is currently used for winemaking. Otherwise, it can become a wonderful gym with a sauna, there is already a bathroom with a shower.

A 6x12m deep 1-1.5m swimming pool with a hot tub and a gazebo next to a table and chairs.

A small pond where carp and American catfish now live. It is planned to improve the pond and launch additional fish species there for the development of sport fishing.
