The project is located on the first line of the Bay of Kotor, in the village of Risan. Part of the project is a historic stone estate with an adjacent plot dedicated to the construction of a new building. The project is ideally suited for the construction of a boutique hotel. Risan is known for its historical heritage, ancient Roman mosaics, beaches and hotels. The Teuta Hotel, named after the Roman Queen who stayed in Risan, is currently undergoing renovation and will open soon. Another attraction of the project is the proximity of the city of Perast, an open-air museum. Real estate in Perast is the most expensive property in Montenegro, which makes this project, which is only a 10–minute walk away, even more attractive.
The restoration of the stone estate and the construction of a new building, with a total area of up to 2,127 m2 gross, is possible on the plots. On the territory of the stone estate/chamber there are 4 stone ruins with an area of 120 sq. m, 148 sq. m, 88 sq. m. m and 18 sq . m . m at the base; after reconstruction, the total size will be about 1062 sq. m.
The adjacent plot, which is 1,194 m2, has a building permit for a hotel, with an area of 1,075 m2, and no more than 4 floors. The site has technical and urban conditions: a maximum building index of 0.3, a maximum occupancy index of 0.9, and an area at the base of the building of 358 m2.
Purpose: hotel, residential complex, apartments.
The stone palace is fortified, only the replacement of the roof and interior decoration are needed.
