Development land - a beautiful view to Kotor

The mentioned location with an area of 29,692m2 is located in the immediate vicinity od the newly reconstructed regional road (R1)Cetinje-Njeguši-Kotor in the settlement of Njeguši. They are known as a culturally, historically and geographically very beautiful place. They are located on the slopes of the mountain Lovćen, and above Kotor, at an altitude od 900m.

In addition, Njeguši, due to its physical - geographical - historical position, is on the boundary between stone and sea, with an area characterized by a special climate, which is why it is also called an air spa.

Guidelines of the Planning Document, the location in question is located in the area intended for the construction of tourism facilities - an eco village (tourist village).

According to the textual part of the plan, the urban parameters and conditions that must be respected during the construction and arrangement of the eco-village are defined, namely:

urban parameters:

  • -catchment area min 2ha;
  • -minimum categorization of the tourist village is 4 stars;
  • -in facilities provide 80m² BRGP per bed;
  • -max occupancy index of individual urban plot 0.2=5.938m2;
  • -max index of construction of an individual urban plot 0.5=14.846m2 BRGP;
  • -the maximum number of floors for the basic building of the tourist village is 3 floors (P+2);
  • -the maximum number of floors for outbuildings/bungalows/villas and other accompanying buildings is 2 floors (P+1);
  • -if the configuration of the terrain is with a greater slope, the construction of a basement floor, which is dug into the terrain on three sides, is allowed;
  • possible auxiliary facilities:
  • -Reception and info point with sales area for souvenirs, maps, books
  • - catering facilities (restaurant, cafe/bar)
  • - wellness/spa center
  • -stores
  • -workshops with activities to introduce heritage and tradition, education about -nature and its preservation, etc.
  • -stable/pen/stud (far from accommodation units)
  • -spaces for seminars, meetings and workshops, children's playground
