Description

Based on the geotechnical study, the project provides for the construction of reinforced concrete foundations using a system of separate foundations and tie beams. The reinforced concrete structure includes columns, ribbed floors and monolithic slabs in the staircases. All elements comply with the requirements of strength, durability and quality established by current regulations.
Roofs are flat, accessible for maintenance, inversion type, with thermoacoustic insulation and waterproofing with bitumen membrane or similar material. A protective layer of gravel, matched to the color of the facade.
The exterior walls consist of a double masonry of hollow bricks with an intermediate air chamber and thermoacoustic insulation; the exterior is lined with lime mortar.
The windows are made of anodized aluminum in a minimalist style, with large sliding doors and double glazing for increased comfort. The entrance door to the house is integrated into the panoramic window of the living room and is equipped with a three-point security lock with a key opening system.
Flush—mounted interior doors with aluminum boxes, 50 mm thick, made of two MDF boards, with high-quality fittings and stainless steel handles. Painted in the color of the walls. Cabinets: facades made of MDF 19 mm thick, painted white, internal structure — chipboard 19 mm thick with textile melamine finish.
The partitions are made of a lightweight plasterboard system with a thickness depending on the zone.
Interior finish: breathable and water-repellent lime paint with a finishing glaze on plasterboard. The bathrooms are lined with natural stone. The whole house has suspended plasterboard ceilings with the integration of technical and decorative niches.
The outdoor terraces have natural stone flooring. Indoor flooring made of large-format natural oak has been selected. The bathrooms are finished with natural stone combined with wall cladding.
Kitchen: high and floor cabinets with facades made of laminated material. Automatic door and drawer closing system. Countertops made of natural stone with stain protection. Built-in waste sorting system, breakfast module, induction hob, oven, microwave, extractor hood, built-in refrigerator, freezer and dishwasher. All appliances are energy efficient. There is a separate room for washing and drying machines.
Bathrooms: individually made stone sinks. Shower trays flush with the floor with fixed glass partitions. The toilets are made of white sanfarfor with built-in tanks. Premium faucets with chrome coating. Mechanical ventilation system for air renewal. Production of hot water for domestic use (DHW) using aerothermal technology, in accordance with current regulations. The internal water distribution is made of multilayer PEX pipes.
The electrical installation is made in accordance with current standards with a high degree of electrification. Products and mechani of leading brands are used. TV outlets are available in the living room and bedrooms. There are telephone sockets in the living room and main bedrooms. Fiber—optic Internet sockets are available in the living room and bedrooms.
An air conditioning system is installed with air ducts hidden and integrated into the interiors.
Clean ceilings and a warm atmosphere are created using an indirect lighting system throughout the house, with additional direct lighting in the work and reading areas. The lighting includes the illumination of terraces, porches and bathrooms.
The plot is fenced with a fence made of metal profiles and mesh with a hedge. Water supply is provided in the gardens.
An infinity pool with ceramic tiles, a purification system based on salt electrolysis technology and built-in interior lighting.
