For sale a small hotel in the resort town of Marianske Lazne, in the western Czech Republic, not far from the border with Germany. The resort is known for its therapeutic mineral springs and a wide sanatorium-resort base. In 2021, the city of Marianske Lazne was included in the UNESCO list of cultural heritage sites. The hotel is located in the central part of the city in a quiet area surrounded by parks with mineral springs.
The hotel building is new, 4-storey, built in 2011. Modern technologies have been used in the construction, which do not provide high costs for the maintenance of the house. The foundation of the house is a solid reinforced concrete slab 40 cm thick. The building is brick, the thickness of the outer walls is 60 cm, of which mineral wool is 12 cm thick. The windows and doors of the building are wooden triple–glazed windows. On the roof of the building there is a solar panel for heating water. The attic floor is insulated with mineral wool 25 cm thick. The heating of the house is gas. Viessmann's own boiler is 35 kwt. Plus a backup electric boiler.
The costs of maintaining the building are not high.
On average per month: electricity - 4000 CZK, gas – 6730 CZK, water - 6600 CZK
The building is located on a plot of 964 sq.m. There is parking for 8 cars on the plot.
Near the house there is a well-groomed garden with ornamental plants and flowers, a pond, a gazebo, garden furniture for guests to relax.
The usable area of the building is 630 sq.m
. The capacity of the hotel is up to 32 people.
The hotel provides accommodation with breakfast and services of a health and wellness center (licensed by the Ministry of Health of the Czech Republic).
The hotel has double rooms, as well as two-room apartments with equipped kitchens for 2-4 people. The rooms are spacious, with large shower rooms and hallways. Each room has sockets for connecting to the fixed Internet, as well as Wi-Fi Internet. Further, each room has a TV with a satellite antenna connection. The entrance doors of the building and the doors of the rooms are equipped with electronic locks.
In the basement of the building there is a medical and wellness center with a wide range of balneological procedures. The hotel offers treatments based on natural CO2 gas, mud applications, inhalations with mineral water, various types of massages, lymphatic drainage, various physio-procedures, paraffin baths for hands, dry hydro massage and Kneip therapy and others.

On the 1st floor of the building there are:
- two 2-bed rooms,
- 2-room apartment with kitchen for 2-4 people,
- large living room where breakfast is served for guests,

- utility room for storing inventory for cleaning the building.
On the 2nd floor of the building there are:
- 4 large double rooms with extra beds for 1-2 people in each room,
- office-office.
On the 3rd floor of the building there are:
- 2-room apartment with kitchen for 2-4 people,
- luxury apartment with a capacity of up to 5 people, with a bathroom, a shower room, a living room with a fireplace and a balcony. The apartment can be used as two separate rooms.
In the basement of the building there are:
- 5 rooms with equipment for a health and wellness center,

- room for medical personnel,

In the basement of the building there is also a workshop-warehouse with a separate entrance from the garden.
The hotel is functioning, with a good customer base, excellent reviews on and. The specialization of the hotel: resort holidays with therapeutic procedures. The high season lasts 7-8 months a year, the low season lasts 2-3 months, the rest of the time is average.
