In accordance with the new regulations, we are introducing a new Polyphony project, which provides investors with the opportunity to obtain a residence permit after purchasing one property worth at least 250,000 euros, as the status of the property has been changed from commercial to residential.
This project has a management company that will deal with the short- and medium-term rental of apartments and resolve all current issues of tenants, providing apartment owners with guaranteed profitability.
According to the new legislation on residence permits, real estate acquired for applying for a residence permit is prohibited from being rented out or sublet.
The legislation on short-term rentals states: short-term rentals are defined as leases or subleases of real estate, regardless of whether it is hosted on a digital platform or not, and whether the contract is concluded through a digital platform, for a specified period that is shorter than sixty (60) days, and if no other services are provided other than accommodation and provision bed linen.
This applies to the Airbnb status, where the property receives a registration number. Legislation No. 4446/2016, article 11.
Polyphony belongs to the category (ΕΕΔΔ) — "serviced apartments", it is an organized tourist accommodation. The leasing of all the common and main areas of the building by the management company, as well as their subletting, does not affect the status of obtaining a residence permit under the new legislation.
