English Limited with Hungarian Kft and large
For sale is an English Limited/Ltd with a Hungarian Kft owned by it (the Kft owns three plots of arable land + commercial land) with current approval for agricultural use.
Due to the company structure (the English Limited / Ltd has an active HSBC bank account in London) with the Hungarian Kft owned, the strict Hungarian laws for purchasing arable land by Hungarian Kft and foreigners (not Hungarian private individuals) do not apply, as this company structure was already purchased through the Hungarian Kft and registered in the land register before the law was passed at the end of 1994.
This entire Ltd / Kft company structure is therefore not subject to Hungarian agricultural laws (purchase / sale) in the event of a company sale.

The commercial land or company premises (building in a desolate state), which is also owned by the Hungarian Kft, with a forecourt, production hall, courtyard, its own transformer station (operational transformer is currently not connected to the public power grid) and 2 wells, has a plot size of approx. 1.0297 hectares.
Location
The operational premises of this company construction are located in 9072 Nagyszentjanos at the beginning of the town, in the immediate vicinity of the international, currently 2-track Vienna - Budapest railway connection with a station for passenger traffic and auxiliary tracks on both sides for the handling of all kinds of goods.
There is also a direct motorway connection to the M1 with its own entrance and exit to Vienna or Budapest.
The large Danube port in Gönyü (currently mainly soy, grain, fertilizer, various bulk goods, machines, various crude steel and their products, etc. are shipped through this port) is about 5 km from the property for sale and is very easily accessible via the public road network.
