Healing water well with a small family house
On the left bank of the Marcal River, between Magyargencs and Szergény, lies the small village of Kemeneshőgyész in the Pápai district, Veszprém County, with a population of approximately 500.
In 8516 Kemeneshőgyész, a roughly 90 m² single-family house in need of renovation is for sale, located on a 2,800 m² plot, also requiring refurbishment.
The house features two large rooms, a small kitchen, a small entrance hall, a bathroom with a toilet and shower cabin, as well as a small storage room (which contains a 50-liter water heater).
The property is connected to the public utility network of the village, with sewage, water, and electricity all available.
Unfortunately, the house does not have gas heating. During the cooler months, electric heaters are currently used for heating. In the summer, fans provide cooling. The kitchen is provisionally set up and equipped with some electrical appliances.
There are two chimneys, meaning two fireplaces could be activated as part of a renovation.
In the living room area, due to the existing chimneys, a wood stove could be installed to provide comfortable warmth during the cool or cold seasons.
Since the property is mainly used by its foreign owners during the warmer months, the 2,800 m² garden is also in need of clearing and re-landscaping.
The plot, however, has an interesting feature: a private well with officially inspected and designated healing water.
The property requires some renovation work (inside and outside the building) to make the house, purchased in 2014, comfortably habitable again. Additionally, the installation of a solar panel system on the roof (if the roof is renewed) could make the property more energy independent.
Some Germans live in the village during the warmer months, and the immediate neighbor is Austrian, using his already renovated property as a weekend and holiday home.
The Hungarian neighbors are friendly and helpful.
