Overview: The MGC project aims to create a community for people of all ages and nationalities, particularly active adults over 55. Although not widely known in Europe, similar concepts have been successful in the USA, Australia, Canada, and South Africa. Hungary offers attractive conditions with lower living costs and growing interest from retirees from Germany, Austria, the Netherlands, and Switzerland.
Location – Tardos: The residential park is located in the village of Tardos, near Tata (12 km away), conveniently situated between Budapest and Vienna. The 16-hectare gated community lies picturesquely amid the Gerecse Hills and borders directly on the Gerecse National Park.
Tardos Residential Park Concept: The park provides access to nature, organic food, and social activities. The 114 apartments and 50 service apartments offer panoramic views, private gardens, and large terraces.
Amenities and Facilities: Age-specific activities such as sports classes, yoga, meditation, cooking classes, and massage services are available. The residential park is a secure facility with 24/7 security services and medical care for residents in need of assistance.
Feng Shui and Sustainability: The buildings are energy-efficient, built with environmentally friendly materials, and positioned on a slope according to Feng Shui principles.
Target Group: Western European and Hungarian retirees aged 55 and older. The residential park provides an affordable alternative for those looking to avoid high living costs in Western European countries.
Financing Options:
Project sale including plans for 890,000 euros.
Investment of 1.2 million euros for building a model home and further development of the project.
Construction Costs and Sales: The construction of a model home with four apartments requires 1.2 million euros. A 60 m² apartment costs approximately 201,600 euros or can be rented for 840 euros per month.
Note: Such communities are not widely known in Europe but are well-established in the USA (>2000 communities). The Tardos project serves as a pilot project; if successful, similar communities are planned.
