South of Györ, two plots of land of about 32 hectares and about 26 hectares are sold. Currently, they are used as farmland, but due to their location are very suitable for installing solar panels. Once rezoned into a commercial zone, these sites can be used to build a solar power plant with a capacity of up to 50 MW.
Due to the proximity to the developing small industrial zone (AOZT Rail Cargo Hungaria) with a large logistics center – located about 1 km from the sites – and the planned construction of a medical health center (hotels, sports facilities, golf courses, villas and apartment buildings) on an area of 280 hectares, these sites are suitable for the installation of solar panels.
The Györzemere railway and goods station is located directly on the western edge of a small industrial site, and the existing transformer substations can be used to supply the generated green electricity.
On the boundaries of the site are engineering communications: gas, water, sewerage and electricity, which can be used if necessary.
The plots have two owners, their actions for the sale of objects will be coordinated by the sales agent. For the entire territory of the plot (target purpose - arable land) with an area of about 58 hectares, a change of purpose for the construction of a solar power plant can be initiated (the process takes about 6 weeks).
The current price of the object, taking into account the cost of changing the intended purpose of land, is 8 euros per square meter:
32 hectares = 2.6 million euros
26 ha = 2.1 million euros
Since the two plots are to be sold together, the total selling price of 58 hectares is about 4.7 million euros + 4% agent fee + lawyer fee + taxes.
