We are selling our beloved cozy house in Hungary, in the resort village of Vonyarcvashegy on Lake Balaton. Owned since 2013.
The house was built in 1997, all the rooms are thought out to the smallest detail.
The area of ​​the house is 500 sq.m (425 sq.m. excluding terraces and the area under the slopes in the attic). The house consists of 3 floors:

Almost everywhere the wallpaper has been re-glued, tiles and laminate have been laid, the plumbing has been partially replaced. The house has gas (connected to a gas boiler on the ground floor of the house), heated floors, central air conditioning, central water supply / sewerage. The water is heated by electric boilers. 2 boilers out of 4 have been replaced.

Since July 1, 2024, Hungary has reopened the process of obtaining a residence permit for investment. One of the options of this program is the purchase of real estate worth at least 500,000 euros. Both the owner and his family members receive a residence permit. Information can be found on the website of the Hungarian Consulate (D visa). According to the realtor's assessment, the value of our house is 750,000 euros. We are selling it for 550,000 euros, because there is no way to live there and take care of it. Payment in rubles is acceptable - 55,000,000 or exchange for real estate of equal value in the Russian Federation. The transaction can be carried out remotely, in accordance with Hungarian law, with both an English-speaking and a Russian-speaking notary. To purchase a house, permission from local authorities is required (First, a preliminary contract is signed, a deposit is paid. The notary requests permission and then the transaction is carried out. In case of refusal to obtain permission to purchase, the deposit is returned in full). There were no cases of refusal for 10 years of residence.
Additionally, the buyer pays a tax of 4% (Hungarian legislation).
