Private residences are luxury-designed villas in a resort made of environmentally friendly materials, on a coastline over 70 m, in the Maldives.

The islands can be reached by seaplane in 25-30 minutes from Male International Airport. Once on the island, you will only need a bicycle or a boat to move around it.
There is a villa rental program:
1. 20% discount on all resort services, including spa treatments, diving and leisure services, as well as in any of the catering and beverage establishments.
2. As the owner, you can use your villa for as long as you like, whether it's one week or eleven months.;
3. When you are not staying, you can include your villa in the villa rental program. Participation in the villa rental program is mandatory for all existing villas. Participating in the villa rental program will allow you to enjoy a private residence and offset the cost of owning the villa rental income when you and your family are away from the resort. Each quarter, the resort calculates the gross income from your villa. Gross income does not include any applicable sales fees and taxes on the total amount. The resort will take 10% of the gross income to pay for expenses related to the rental of your villa, such as room cleaning, laundry and daily amenities provided to villa guests, as well as marketing expenses. The remaining 90% of the income from the stay will be distributed between you and the resort in a 50/50 ratio. The annual cost of ownership, equivalent to 1.5% of the purchase price, is deducted from your 50% share. Another 0.5% of the purchase price will be deducted and deferred annually. The net income earned can then be transferred to you (subject to applicable Maldivian deductions and income tax, which currently stands at 15%). You can also save your net income at the resort to cover future expenses so that you never have to take out a credit card to pay for any additional expenses for your vacation at the resort, such as buying food, wine, and spa treatments.
LAND LEASE AND VILLA PURCHASE AGREEMENTS The ownership of the villa will be sublet for the entire lease period of the island by the resort and the Government of Maldives. Any future lease term extensions will be transferred to the buyer according to a formula equal to [(1/total number of villas) x the cost of extending the lease term of the island]. The current lease term (2025) is 25 years, with the possibility of extension as the lease term of Island Head is extended.
