EXCELLENT INVESTMENT
5970. ATTENTION INVESTORS! Plužine, Lake Piva.
Land plots located within the town limits, in close proximity to Lake Piva (200 meters) and a new Orthodox church. The total area of the 15 urbanized plots is 5,200 sq. m. The site is designated for the permanent construction of 15 buildings (each 2–3 stories high; layouts can accommodate two apartments or a "semi-detached" format—totaling up to 30 residential units, such as apartments or cottages). The total building footprint is 2,605 sq. m. Individual plot sizes range from 301 to 460 sq. m. Each plot is approved for the construction of a building up to three stories high, with a footprint of 140–180 sq. m.
An ideal location: a level site with a slight slope, surrounded by picturesque nature, offering panoramic views of the mountain lake. The area is excellent for fishing (trout, grayling), stand-up paddleboarding (SUP), various water sports, and rafting on the Tara River (a 16.5 km route). It is also home to the longest zipline in Montenegro, which spans across the lake. The plots have access to municipal utility networks and offer high investment potential.
A phased investment approach is possible: construct two or three houses, sell them, and then proceed with further construction, and so on.
Currently, there are no other properties—houses or villas—for sale in this location; be the first!
The cost for "turnkey" construction is 800–850 EUR/sq. m.square meter (for permanent construction) or 400–450 euros per square meter (for prefabricated structures).
Partial purchase is possible: the minimum purchase volume is 700–800 square meters at a price of 250 euros per square meter. The cost for all 15 plots is 1 million euros (a fixed, non-negotiable price), which equates to 200 euros per square meter. The agency commission is 3%.
Plužine is a town in northwestern Montenegro and the administrative center of the municipality of the same name. According to the 2011 census, it had a population of 1,343. The Piva Monastery was built between 1573 and 1586 near the source of the Piva River. Due to the construction of the Piva Hydroelectric Power Plant, the site where the monastery stood faced the threat of being submerged; consequently, the entire structure was relocated to a new site—Sinjak.
The Church of Saint John in Zagrad, located in Šćepan Polje, was built in the 15th century during the reign of Stjepan Vukšić. It is one of the largest and most beautiful churches commissioned by members of the Kosača dynasty.
