Description

An oak forest and pasture

For sale is an oak forest and pasture with an area of 140,339 m2; arable land with an area of 9,849 m2; meadow with an area of 11,672 m2; and another meadow with an area of 2,741 m2. The sites are located 400-500 meters from the Grahovo–Vilusi highway, at an altitude of about 1,000 meters above sea level. The distance between the sites is from 3 to 150 meters. The land is suitable for year-round living in the village (including raising livestock and poultry), as well as for building an eco- or ethno-settlement. The oak forest is one of the highest quality in the region, and is located right by the local road. The connection to electricity is at a distance of 50-70 meters. The arable land has not been used for more than 30 years, it has only been mowed, and it is ideal for organic farming, since it has never been fertilized with chemicals, just like the rest of the plots. A large meadow over 200 meters long is regularly mowed. There is an oak forest behind it, and an asphalt village road separates it from the arable land. All three meadows are nearby, bordered by a local paved road, and all have poles with cables for connecting electricity. There is the possibility of temporary access to surface water, as well as excellent locations for the construction of water tanks — there are two large village/cooperative cisterns nearby. The plots are part of the cadastral community of Grahovac, where there is a stable power grid and the possibility of connecting a fixed telephone connection (underground or over the air). Mobile coverage is excellent. The sites are exposed to the sun all day. There are no industrial or other environmental pollutants in the immediate and distant environment (radius up to 70 km).
