A unique villa, located on the first line of the sea, in the building of the Old Mill, Boka Kotor Bay.
The complex was built in 1812 and consists of two stone buildings with thick walls (80cm). Both buildings were restored in 2012.
The villa offers panoramic views of the medieval town of Perast.
The 696m2 plot has a magnificent garden, olive and fruit trees.
A river lined with natural stone runs through the middle of the garden.
In the center of the garden there is a charming stone gazebo with a barbecue and grill area, fully equipped for a comfortable stay.
The first house, with a total area of 220m2, is a fully restored stone mill. The tiled roof is equipped with solar panels that provide hot water, and the underfloor heating system creates a cozy atmosphere in any weather.
The windows, doors and blinds are made of noble mahogany, and the cooling is provided by Hitachi air conditioners.
The house consists of three levels.
On the ground floor there is an entrance hall, a toilet, a kitchen and a dining room, equipped with exclusive designer furniture made of solid wood.
On the second level there is a majestic fireplace room with a ceiling height of 6 meters, decorated with wooden beams and an Italian Swarovski chandelier.
The third floor offers two cozy bedrooms, furnished with expensive wooden furniture, and a luxurious bathroom with shower and toilet.
The walls of the bathrooms are covered with expensive Italian tiles, and the plumbing meets the highest standards.
Oak doors lead to bathrooms and bedrooms.
6x7 swimming pool with Jacuzzi.
The second house has an area of 60m2.

Underfloor heating and Hitachi air conditioners. Interior oak doors and Venetian plaster on the walls emphasize the sophistication of the interior.
There is an equipped beach with a berth for a yacht.
