Palazzo Jerovitsa is one of the most significant historical estates in the magnificent Bay of Kotor (Montenegro), a UNESCO World Heritage Site.
Situated in the quiet village of Jerovitsa, the palace offers incredible views of the calm waters of the Bay of Kotor and the majestic mountains. The peace and quiet is broken only by the chirping of crickets and the twittering of numerous birds living in the surrounding forest.
Palazzo Jerovitsa comprises five buildings with approximately 800m2 of living space on a magnificent 9,000m2 plot of land. The complex's three buildings comprise 10 bedrooms, extensive terraces and gardens, a 12 x 6 m swimming pool, a separate sauna, and a building for storing garden tools. Palazzo Jerovica, believed to be over 200 years old, was lovingly restored by the current owners between 2016 and 2018. It is now on the market for the first time in two decades.
Ideal for a holiday or as an exclusive boutique hotel, the Hyatt Regency is a short walk away, and the restaurants and shops of Prčanj are within walking distance. Kotor Old Town is 8 km away, and the five-star luxury Porto Montenegro is a 25-minute drive away. The nearest marina is in Prčanj, if you'd like to berth your yacht.
The current owners love the Palazzo for its amazing tranquility and healthy, fragrant mountain air. The terraces offer magnificent views of the mountains, sea, and sky. You can spend hours sipping local wine and watching yachts and boats sail past on the glassy waters. Occasionally, you might spot a turtle or a colorful butterfly to keep you company. Several hundred trees and shrubs grow on the estate grounds.
Entrance to the Jerowica Palace grounds is through an electronically controlled gate. Approaching the palace along a private paved road, you'll see the historic main house and guesthouse. A large parking lot for several cars is located to the side of the house, perfect for hosting lavish parties for friends and family. Additional parking is possible elsewhere on the estate.
Main House
The breathtaking main house was rebuilt between 2016 and 2018 to the highest architectural standards. The focal point is the magnificent triple-height living room. Entered through double doors, the living room offers stunning views of the large pool, the Bay of Kotor, and the mountains. The living room features Italian marble floors and a huge marble fireplace with a wood-burning stove, perfect for cozy winter evenings. Light floods in through double doors and several original windows. A unique architectural feature is the suspended wood and steel staircase leading to the third level of the mansion. A reading gallery overlooks the marble floors of the living room. The current owners, fans of minimalism, furnished the room sparingly, adding a light-colored Italian sofa.
The wall overlooking the Bay of Kotor features exposed limestone, and many of the original features of this historic property are still visible. The doors, windows, shutters, and kitchen cabinets throughout Palazzo Erovica were handcrafted by local woodworkers in a nearby workshop. The living room is a work of whimsical and creative work by the current owners, possessing a "wow" factor rarely found in Montenegrin properties.
From the living room, two stone-clad arches lead to the kitchen of the main house. Light enters the kitchen through a double-height window and the front doorway. The original window sill has been preserved beneath the window.
The ground floor also features a guest bathroom and a small storage room (which stores the house's hot water boiler).
Stone steps lead to the master bedroom, located on the second level of the main house. The bedroom has three double-height windows offering stunning views of the bay and garden. Two windows face east, offering breathtaking sunrise views over the karst mountains.
The master bedroom has an en-suite bathroom with a window overlooking the garden. A hanging wooden staircase leads to the third level, revealing a charming "minstrels' gallery" with two stone-clad walls. Four double-glazed windows offer beautiful views of the olive groves of Palazzo Jerovitsa, the village of Prčanj, the village of Jerovica, and the Bay of Kotor.
There's plenty of room for a sofa, upholstered armchairs, and perhaps a bookcase or two.
A second spacious bedroom is also located on the third level. The current owners' son always occupies this bedroom. He loves the stone walls, wooden floors, and four double-glazed windows offering views on three sides of the house. The painted metal ceiling beams are another interesting architectural feature.
The second bedroom is furnished with a double bed, a wardrobe, two upholstered armchairs, and two nightstands. Dyson Cool fans are installed in most bedrooms, offering a pleasant alternative to the air conditioners commonly found in many homes. The second bedroom has an en-suite bathroom with a window overlooking the cliff face at the rear of the house.
A curved, hanging wooden staircase leads to the fourth level of this stunning mansion and bedrooms three and four.
The third bedroom is the smallest but most cozy of all the bedrooms, always chosen by the current owners' daughter as her summer retreat. Windows overlook the side and rear of the house. The compact bathroom features a toilet, a large sink, an open-plan shower, and a window overlooking the sky.
The fourth bedroom also has an en-suite bathroom with a window overlooking the cliff at the rear of the property.
Between the third and fourth bedrooms is a small hallway on the fourth level of the main house.
Exterior Terraces, Lawns, and a Pool
Two entrance doors open from the main house onto a flagstone terrace. Here, the current owners store the kitchen table, chairs, sun loungers, and several colorful potted plants. The pool, lined with blue tiles, measures an impressive 6 x 12 meters, with two metal steps leading into the water. The pool is approximately 2 meters deep, with a shallow end (on the north side) of approximately 1 meter. The pool is surrounded by stone paving, followed by a "rough lawn" with yucca plants.
Between the main house and the guesthouse, there are two more small lawns, and three more lawns along the path to the charming studio apartment. These are wonderful spots to relax on a sun lounger and take a break from the frivolity of the pool terraces.
In front of the guesthouse is a large terrace. A large stone wall separates the guesthouse from the pedestrian path leading from Prčanj to the mountains behind Jerovica Palace. This path is accessed through a tall metal gate. The hiking trail to Gornji Stoliv can be challenging at times (avoid the huge spider webs), but along the way you will be rewarded with magnificent views of the bay. Low stone walls separate the terrace from the Bay of Kotor to the east. This terrace has become a popular spot for barbecues and late-night al fresco dining, washed down with delicious local wines and beers. Evenings at Palazzo Jerovitsa often extend into the early morning and even until sunrise the following day.
