Hotel in the heart of Zlatibor

This 4-star hotel is located in the heart of Zlatibor, right next to the church and five minutes from the lake and King's Square. It opened in December 2015 and offers 28 rooms with a total of 70 beds. It also features a restaurant, seminar room, summer garden, and spa and wellness center (pool, Finnish sauna, gym, and massage services). The hotel is connected to the gas main, has solar panels, and two wells supplying the entire hotel and pool.
Opposite the hotel is the newly built Zlatibor Cultural Center, which provides facilities for organizing cultural events and has a hall with over 300 seats.
When the hotel was built in 2014/15, it occupied a plot of 1,312 square meters. The hotel was built and legalized on 1,992.58 sq.m.
In 2020/21, an additional 726 sq.m. plot was purchased, bringing the total area to 2,038 sq.m.
It is possible to purchase additional land, specifically a 315 sq.m. parking lot, a 168 sq.m. road, and a 370 sq.m. plot, for a total of 853 sq.m. A 400 sq.m. weekend house would also be added as compensation for the apartment, bringing the total to 1,253 sq.m.
Thus, 2,038 + 1,253 + 3,291 x 3.99 (development coefficient) = 13,131.09 sq.m.
According to the urban plan, construction is permitted for the following: ground floor + 9 floors + roof deck. Approximately 300 apartments, each 35 square meters, can be built.
This way, upon completion of construction, the apartments can be sold, and the hotel remains free to the investor.
The hotel is priced at €4,000,000.
