According to the official conclusion of the judicial expert on collateral real estate, the real value of the "Ownership of Herk" is 1 800 000,00 EUROS.

PROJECT DESCRIPTION:

The estate includes hotels and apartments, a wellness center, premises for agrotourism, historical buildings and several hectares of arable land.

The location of the property itself, as well as its existing infrastructure, represent a great potential for an excellent tourist product that needs a good brand, a clear vision and a target audience. Communication with representatives of other tourist destinations in the region is also extremely important, as is a good knowledge of the location itself.

LOCATION OF THE OBJECT:

The tourist complex "Herk" is located 12 km from the main road Dravograd-Maribor, at an altitude of 1036 meters in the village of Saint Erney in the municipality of Muta in Carinthia.

This object, in its current form, has been present on the Slovenian real estate market since 2009.

The Herk property has a strategically advantageous geographical location. It is located on the top of a plateau, in the heart of forests and mountains, from where a panoramic view of the surroundings of the picturesque region opens. Koroshka is famous for its untouched nature and clean air throughout the country. There is a private source of drinking water on the territory.

PURPOSE OF THE OBJECT:

The Herk Property project is a prestigious tourist complex in the heart of Slovenia. The entire territory of the complex is registered as a conservation area (BIO).
On the territory of the complex there is a 4-star hotel for 45 people, which was built in 2009. There is also its own wellness center, which provides a full range of services and includes:

  • 3 types of sauna,
  • jacuzzi with open glazing,
  • gym,
  • massage room.

The project has the potential for expansion and construction of additional real estate. There is a permit for the construction of a helicopter landing site.

PROJECT STATUS:

Ownership of Herk is a successfully operating company in the Slovenian market. All permits for tourism, restaurant and hotel activities have been obtained.

All utilities have been paid for, most of the land itself is suitable for development. At this stage, documentation has been prepared in two versions for the liquid expansion of tourist facilities.

PROJECT AUDIT:

This complex has various ways of development. It is possible to develop a tourist destination by building additional infrastructure.

In the event that tourism is not relevant, it is possible to use and build land with private cottages and sell them on the market.

At the moment, all permits have already been obtained, so the investor acquires a ready-made business.

In the event that the investor is ready to continue this type of activity, then in the first year of operation, the current owners are ready to provide some support and assistance, namely: train new management personnel, transfer contacts of suppliers, advertising, etc.
