Description

We offer for sale a plot of land in the central and sunny part of the city of Bled, with a total area of 580 m2. This is the last available of the three construction sites in terms of development.

The plot is located 500 meters from the lake and next to the main Ljubljana road, but away from heavy traffic, which ensures peace and privacy. Due to the location of the orchard, no development is expected in the near future. The plot is fully suitable for the construction of both single and semi-detached houses, which is confirmed by the municipal authorities of Bled and the Office for the Protection of Cultural Heritage.

A concept has been developed and approved, according to which the site will be divided into three construction zones. One residential facility is planned to be built on each of them. The following building parameters are provided for the presented land (3rd zone):

  • Storey buildings: up to (K) + P + M, max. wall height 1.20 m;
  • Buildings with 2 floors: up to (K) + P + 1 + M, without side walls;
  • Maximum floor height: up to 3.00 m;
  • Building shape: in the shape of the letter "L" with the main volume in a ratio of 1:1.3;
  • Building plan: 6.00-11.00 x 16.00 m with a tolerance of ±1m;
  • A canopy of up to 40 m2 is allowed within the parking lot and courtyard;
  • Roof: gable roof with an angle of 38°-45°.

Owners can provide rental housing on the condition that one or two residential units account for at least 50% of the usable area. The remaining area can be used for renting rooms or apartments, emphasizing the use of the facility by the owner.

The construction area fully complies with the legal status and has been retrained for construction. The full package of documents has been approved. The infrastructure of the area is well developed: convenient access to the main roads, proximity to the lake and the central facilities of Bled.

The investment attractiveness of the facility is 8 out of 10, due to its location, approved building concept and the possibility of generating rental income. The total cost of the facility is 348,000 EUR.
